As a current tennant I feel it is my duty to warn other potential renters about why they should not rent from The Flats at Rosemary Square in West Palm Beach, Florida

This property is owned by Related Group and is managed by TRG Management Company

The fact that this website even has to exist is a testament to the lack of interest of the management of this property. 

I made many attempts to resolve my concerns with the on-site management, the district manager, and the TRG group who is the property manager, but the same issues continue to happen week after week, and month after month. 

Sadly, I am not the only one who feels this way. There are many reviews on the internet warning people to stay away from this rental property. Also, I have spoken to many current tenants, all who have their own unresolved issues and concerns with this property.

Reality Sets In

After carrying 30 loads of furniture and boxes down the longest hallway known to man while trying to fit a 30′ Uhaul truck in a tiny back alleyway and realizing that none of the “punch-out” items that management promised would be done to the apartment were, we knew something was wrong. But at this point, they’ve gotcha.

1st Broken Promises

While going through the application process and signing the lease agreement I had been asked if anything in the apartment needed resolved before we moved in. Three weeks in advance I sent management a punch-out list of very reasonable items that the contractors who recently “renovated” the apartment hadn’t done and other items that were broken or needing repair. None of these things were done. NOT ONE!

Things like: 

Paint one wall the same color as the other wall. 

There is a huge hole in the wall that needs repaired. 

One door doesn’t open

The other door doesn’t close. 

The shelf is hanging off the wall. 

Can you connect the ice maker water supply or should I? 

In addition we were promised that a full and deep cleaning of the apartment would be done before moving day. NEVER HAPPENED! So now here we are exhausted and worn out from our 62 trips down the hallway of death and now we have to completely detail our “new” apartment. It was filthy!

Whoops We Forgot You Owe More!

Okay, it hasn’t been a smooth move, but we are in. Ready to enjoy the first month since we already paid for the rent as well as a prorated amount for moving in one week before the new month. 

Oh look, it is a note on the door from management.. We can’t do math and didn’t charge you the correct amount for your prorated rent. You owe us another $180 and you had better get it fast!

Hey Lets Flood Your New Place!

So we had a rough start, but now we are all moved in and what could go wrong from here!? 

How about a flood of water from the apartment upstairs first thing in the morning!

As water gushed from the gap in the sprinkler head in the bathroom ceiling and around the light fixture I tried to get in touch with management to no avail. Of course they aren’t around 24 hours, that is understandable, but you figure an emergency text  and call about water flooding would get their attention. Nah, this is TRG Group. We Don’t Care. We love mold remediation! 

So, I get my trusty wet vac and start sucking water up as fast as it is falling. It floods the bathroom, bathroom closet, flows out to the laundry room, entryway, and the kitchen pantry before stopping. There goes my morning and all hope that everything to this point was just a fluke. Nothing from management. The kind maintence man who happened to be onsite early came to help. He is the only good thing about this property. We love you Roberto. Give that man a raise and fire the rest.

There is nothing better than coming home to piles of water 3 inches deep in your Kitchen, Pantry, and entry way. Yay! I am enjoying this new wet vac so much. No need to call management, it is Sunday. They won’t call back on a Monday afternoon so what is the chance anyone cares on the weekend… 

Get to work you schlep and clean it yourself!

Oh, and we never find out what that was from but I never use the ice maker now for good reason…

The Fire Alarm Fiasco Begins

At this point, I thought I was ready for anything. Bring it on.. Little did I know the terror and pain that was about to come regularly for the next few months.

The first time we are soundly sleeping at 4:30am when the entire building fire alarm goes off. 

Okay, let’s get out of here and save ourselves! 

Despite the deafening alarm ringing at over 210db (two of them I might add in a 900 sq. ft. apartment) I manage to cover my ears and head to safety. As soon as I am out of the hallway, I expect to see all my neighbors (of course there are hardly any because who wants to rent here) and only see one. He says he just uses his gun range ear muffs to cover his ears and go back to bed because it happens all the time… Great!

The 2nd Fire Alarm at 4:30 a.m.

Here we go again. As it goes off and wakes us up to sheer terror at 4:30 a.m, I say to myself that I have to find out why this is happening. Something must be wrong that could be fixed. So, I walk around the buildings at Rosemary Square looking for anything that might give me a clue to why this alarm keeps going off with no fire or smoke in site. 

Oh, what is this, I don’t remember seeing this truck here before:

Let me find out if something is going on at the Cheesecake Factory in Rosemary Square.

Oh, I can see from the window outside that all the beer taps are covered too. I wonder why.

What could that possibly have to do with the fire alarm going off??? 

Oh wait, now I get it, the Ecolab Pest Control guy is fogging the entire inside of Cheesecake Factory with pesticide!!!! That’s why the fire alarm is going off… Now it starts to make sense.

So now I found out why the alarm goes off so much. Everytime the Pest Control company comes to spray (every 2 weeks) the alarm goes off at 5am. 

After calling and speaking to the District Manager of Related Group, nothing has changed.  

Even the Pest Control operator from EcoLab feels bad and showed me text messages to the manager of Cheesecake Factory where he confirms that they know that he is coming and that the fire alarm will be put on “test” to prevent it from going off and waking up the residences. 

This has happened so many times now (December 2019) that we are on a first name basis with the Pest Control operator, the security company, and most of the tenants in the building who have to evacuate each time this happens.

Loud Construction Noise Begins Before 7AM

So this is now the view from my balcony at 6:45am. If you watch the video of this below you can hear how loud the jackhammer is outside. As it reverberates into the apartment it is quite a bit louder. No way possible to sleep or to begin the workday working from home. As usual, I have to leave for the day and find somewhere else to work.

Another 5AM Fire Alarm

This time the fire alarm went off we got to meet two of our new neighbors while we evacuated. One had a cute dog whose ears were hurting badly due to the loud noise. No one thinks of their pets when the alarm goes off, but you can clearly see the effect it has on them, especially when it takes the fire department 30 minutes to respond and turn off the alarm. Nice way to start a Monday morning right!

Whose fault was it this time?? Oh of course it is Cheesecake Factory with the Ecolab pest control company again.

The Early Morning Street Sweeper

So, not only do we have to deal with the loud construction noise at the crack of dawn, and the fire alarms, but they now run a loud street sweeper down Rosemary Ave at 6:30 am every morning right outside our window. No worries about the noise ordinance. As if that wasn’t bad enough the guy running it likes to honk his little tonka toy horn at everyone he sees as he drives it. If you live at Rosemary Square you will never need an alarm clock, that’s for sure!

The Fire Alarm Goes Off All Day

Well, at least we get to sleep now because the fire alarm starts going off during the day. It goes off about 5 times in one day. 

I work from home and am on calls with clients when this happens repeatedly. I try to find out why the alarm is going off and am told that they are doing work on the alarm to pass a fire inspection by the fire marshal. 

Would it be the end of the world for the apartment management (AKA “Professional Apartment Concierge Team according to their website) to send an email in advance of the work being done?

Guess What Happened Next!? Fire Alarm 5AM!!

Well, it was time again for our monthly nighttime awakening to deafening alarms going off. Same thing.. Nothing new. Wake up, call 911, wait for the fire department to turn off the alarm.. 2 Hours of sleep, it is all good. There is a Starbucks at Rosemary Square, so just get some coffee and shut up right. 

Well this time it took the Fire Department 25 minutes to respond. They get called to Rosemary Square so much that they don’t pay it much attention. It is really a public safety hazard as they could be responding quicker to more important calls. The fine the Related Group who owns the property and they don’t care, they just pay the bill. If your making you money by poorly run, expensive apartments you can afford to waste it on fees. 

This time I spoke to the manager of Cheesecake Factory who tells me that they only come once a month, what’s the big deal. Well, today is 12/9 and I have a picture of EcoLab outside your front doors on 11/20 so it ain’t’ every month, more like every two weeks. I guess those roaches just get worse and worse.

Increasing Water Bill Costs for Past 4 months

Despite using the same amount of water each month (roughly of course but same patterns nothing abnormal) our water bill here goes up each month.

The bill is calculated based on the square footage of the apartment which is fine, but what it doesn’t take into consideration is all the water that the construction company is using downstairs each month. Why should tenants have to pay for a water bill the construction company is causing? 

We are not the only ones having this problem. 4 months ago a gentlemen left a review on the Related Group’s Google My Business listing and mentioned he was having the same problem. You can read it below. Just another nail in the coffin.

Constant Noise Code Violations

So, we are back at it again this morning. 5:45 am and the fire alarm is going off at Brio, Blue Martini, and the rest of that building. So on the way over to see if anyone was actually going to turn it off this time so I could go back to bed I pass the maintenance worker running a pressure washer with its ridiculously loud engine (85 decibels, way above the 50db allowed that time of the morning) They usually wake us up when they are doing this downstairs in front of Cheesecake Factory each week. The West Palm Beach Noise ordinance states, “Power tools and landscaping equipment. The operation of noise-producing lawn mowers, lawn edgers, weed trimmers, blowers, chippers, chain saws, power tools and other noise-producing tools which are

Fire Alarm at 5:45 at Brio and Blue Martini

The Fire Alarm goes off again waking up all the residents who live in Rosemary Square. This time it was a technical issue and the fire department told the Brosnan security team to let their supervisors know that they need to call Dyna Fire to come to fix it. The security guy says DynaFire is here 20 times a week. Somebody is making good money! WPBFD stated they will fine Related group again.. Related Group doesn’t care.. You can watch the video below.

Construction Lifts Start Beeping at 6:45am

Well, today is off to a great start. So the painters (Chucks Painting out of Broward who are quiet nice) are back at it again as usual. Running their lifts with incessant beeping alarms anytime they are moving which wake everyone up. They are supposed to wait till 7am to start but they don’t. West Palm Beach Noise Ordinance states, “Horns, signaling devices, etc. The sounding of any horn or signaling device on any automobile, motorcycle, bus or other vehicle on any street or public place of the City, except as a danger warning; the creation by means of any such signaling device of any unreasonably loud or harsh sound; and the sounding of any such device for any unnecessary and unreasonable period of time.” That doesn’t apply to Rosemary Square I guess…. On a funny note, the street sweeper who started at 6:30am with his horn beeping and loud street sweeping had a nice run-in with the painters. You can watch the video below.

Maybe the Flats at Rosemary Square should read and apply their own tips for being a good neighbor shown on their hilarious website under the “Neighbor Policy”  So hypocritical. Another Fire Alarm (Sunday at 4:27am)

Today, Sunday at 4:30am another fire alarm goes off. The Fire Department comes and it takes them 30 minutes to silence all the alarms. They said it was a “trouble” alarm somewhere but no one can tell where due to how bad the system is. Too late we are awake with only two hours of sleep. Welcome to the weekend.

Terrible Trash Situation

Most “Luxury Apartments” have a trash valet service like Trash Butler or something similar. Not here. We just have to brave the deadly trash room that is next to the elevators and pray the roaches don’t get us as you trip over everyones filth.. Not to mention the trash chute door is broke and where most places would fix it, they just act like it is supposed to be that way. Welcome pests come in please!

Massive Flooding in 4 Apartments & H&M at Rosemary Square

So if you thought the flooding was bad before, our poor neighbors (4 total apartments) were flooded from above last night by a ice machine in the fridge last night that broke in an unoccupied apartment. With no way to shut the water off and no one responding to calls that late at night, it just flooded all night. So badly that it went from the 3rd floor to the stores in the bottom floor and completely flooded every inch of the flagship H&M store in Rosemary Square. They had to close the next day to clean up. Your accessibility to restaurants and entertainment is phenomenal however I believe there are better alternatives. My place has Toxic Black Mold. I have been cleaning up fungus daily. My one child is tearing his skin open, sleeping 20 hours a day, is barely eating, pale; looks deathly. My other child is getting headaches, has soars in throat, is losing sensation in her left foot, is falling alseep often, and I am in a fog, have chest pains, a stinging in my feet, rash, and our Mycotoxins are extremely high. The fungus is everywhere! I had to get my own mold test done, and because the manager is on vacation they do nothing! I fear the lives of children and myself. They covered it up and painted over it; they new about it. The vents are all black, and there is inches of dust everywhere. I am still cleaning non-stop months later. For 1850.00 a month one should not have to worry about their living conditions. This is an emergency and they do nothing! Living here just may cost you your life!

This place is an absolute scam. The property manager is extremely nice and fake when you are viewing the apartment and then does a total 180 once you actually move in. Our apartment was not ready to move. It had not been painted and there were nasty brown stains all over the carpet. The manager told us she would not be able to have anything fixed until at least two weeks after we moved in because her maintenance person was on vacation, but we would still have to pay rent during that time. There is supposedly 24 hour maintenance however the the last maintenance person (who was amazing) left and the manager has not hired a new person for over a month. When you call the maintenance person it goes to someone who works at a different building who doesn't want to help at the residences because he doesn't work there. The property manager is extremely passive aggressive, even when she is in the wrong. This is a shady property and definitely not worth the money. I recommend looking elsewhere!!!!
Over the past few months I have noticed an increase in price in my electric and water bill. After close observation I have noticed and have evidence via the following pictures that our water and electrical sources have been used for the new construction in Cityplace / Rosemary Square - that is currently in effect. While my contract does state that I share a communal water source with other residents in this building, nowhere does it state that I should be incurring an expense for the construction and benefit of the city. This additional cost should be billed to the city of West Palm Beach, not to the residences of this apartment building. I also have the following video of construction workers Starting their work during the night and into the early morning hours, before 7am. Despite all this, I tried to leave peacefully, yet they will not let me break my lease which I only have two months left. It’s causing emotional distress and preventing me from getting adequate sleep. I have pictures and videos.... will tweet and post daily to show how serious this is

  1. I’ve lived in the Tower across the Alley from the Flats since 2004 and that alarm has been a consistent issue since we moved in. I don’t believe that a week has gone by where at some point it doesn’t start going off in the middle of the night.

      The water bill issues are not resolved and the fire alarm went off for 3 hours last week and in the middle of the night as well one time. Definitely not resolved to the extent needed. There is a new property manager for TRG that just came on. Also, the related group is putting a new fire alarm in the entire building soon but that will take a while and the problem will likely get worse before it gets better. As far as I know, most tenants are not planning on renewing their lease at this time. Hope that helps.

    2. I currently live here and I want to thank the creator of this site for making it. I 100% agree with what has been posted here. While I have been lucky enough not to have to deal with flooding issues, I can attest to the construction and noise at all hours and a totally unacceptable alarm issue that is completely ignored by the management. When first moving into my renovated apartment, I gave the manager a list of issues with the apartment and renovations, most of which were never addressed (& a few of which were taken care of, after I made several requests). The alarms are insufferable, affecting my sleep and wakefulness at work, and make me concerned about my safety (as the fire department never responds to these alarms). I will NOT be renewing my lease. If you are reading this, there are plenty of other nice buildings nearby… I urge you to look elsewhere!
